Exterior Change & ARC Guidelines
Any change to the exterior of your home or lot — paint, roofing, fencing, sheds, patios, landscaping beds, lighting, or fixtures — needs written approval from the Architectural Review Committee (ARC) before work begins. The guidelines below summarize the standards; the full text governs in every case.
What needs a request
- Paint & siding — choose from the 24-color community palette; full repaints need a 12-inch sample board photo
- Roofing — architectural shingles in weathered wood or charcoal; metal accents only over porches
- Fences — 6-foot board-on-board cedar or white vinyl; side and rear yards only, 10-foot front setback
- Landscaping — new beds, tree removal over 6-inch caliper, hardscape, and irrigation changes
- Fixtures — exterior lighting, security cameras, satellite dishes over 1 meter, flag poles, and sheds
How review works
Submit the one-page ARC form with a sketch, material samples or links, and contractor details to the management office. The Committee meets on the first Monday of each month and responds in writing within 30 days. Straightforward repaints in existing colors are fast-tracked by staff within five business days.
Enforcement, fairly applied
Unapproved changes receive a courtesy notice first, then a formal violation letter with 30 days to cure or appeal to the Board. Fines begin only after a hearing — the goal is compliance, not penalties, and nine of ten cases resolve at the courtesy-notice stage.
