Board Meeting Minutes — March 2026

Open session convened Tuesday, March 10, 2026, at 6:31 PM in the clubhouse with all three directors present. Fourteen owners attended. Minutes were approved as the official record at the April 7 meeting by a 3–0 vote.

Motions and votes

• Landscaping renewal — renewed Greenline Grounds for two years at $118,000 annually with the early-morning route schedule. Passed 3–0.
• Spring event calendar — approved $3,200 for the Easter egg hunt, spring cleanup day, and June reopening party. Passed 3–0.
• Court lighting timer — amenity lights now shut off at 9:00 PM instead of 10:00 PM following neighbor requests. Passed 3–0.
• Collection accounts — referred two accounts over 120 days delinquent to counsel for liens. Passed 3–0.

Manager's report

Work orders closed in February averaged 3.2 days, the fastest since tracking began. The gate-2 arm motor was replaced under warranty, and all three dog-waste stations were restocked with a new vendor at 20% lower cost.

Owner forum

Owners asked about pickleball striping (included in the spring amenities survey), the timing of mulch delivery (first week of April), and whether the clubhouse rental deposit could move online — it now can, through the resident store.
